Using the Date for Completion field

The Date for Completion field in Curia Contract Review allows you to capture settlement timeframes in various formats. This article explains how to use this field to define when settlement will occur using fixed dates, time periods after events, and combinations of multiple conditions.



What is the Date for Completion field?

The Date for Completion field:

  • Supports complex settlement conditions including time periods, specific dates, and vendor notifications
  • Automatically generates client friendly descriptions of settlement timing
  • Calculates actual dates when known dates (like exchange date) are available
  • Supports combinations of multiple conditions with "earliest date" or "latest date" rules


What is the default value for Date for Completion?

The default value suits the common circumstance "42nd day after the contract date":

  • Based on: Time period after event
  • Trigger: Exchange/contract date
  • Period: 42
  • Unit: Days

This will result in the following text in the report:

Completion will occur 42 days after exchange of contracts


How do I add a single condition?

To add a single completion date condition:

  • Navigate to the Date for Completion field on the Exchange tab
  • Under "Based on", select one of the following options:
    • Time period after event: Define a period after a specific event (default option)
    • Vendor notification: Set a period after the vendor's notification
    • Specific date: Set a fixed calendar date


For "Time period after event"

  • Select the trigger event from the dropdown, one of:
    • Exchange/contract date
    • Occupation Certificate issued
    • Strata Plan registered
    • Probate completed
    • Title Transfer completed
  • If you select any trigger event other than "Exchange/contract date", an additional "Counting starts from" option appears:
    • Event occurring: Counting starts when the event actually occurs
    • Vendor notification: Counting starts when the vendor notifies the purchaser of the event
  • Enter the number in the "Period" field (defaults to 42)
  • Select the unit (Days, Weeks, or Months) from the dropdown (defaults to Days)




For "Vendor notification"

  • Enter the number in the "Days" field
  • Optionally, set a "Minimum period after exchange of contracts" to ensure a minimum notice period

For "Specific date"

  • Select or enter the calendar date when settlement will occur

How do I add multiple conditions?

To add multiple conditions:

  • Complete the steps for adding your first condition
  • Click the "Add another condition" button
  • Configure the additional condition as needed
  • Continue adding conditions as required
  • When you have multiple conditions, the "Multiple conditions timing" section appears
  • Select either:
    • Latest date among conditions: Settlement occurs on the latest of all dates (equivalent to "later of")
    • Earliest date among conditions: Settlement occurs on the earliest of all dates (equivalent to "earlier of")


How do I remove conditions?

  • Click the delete (bin) icon in the top right corner of the condition box
  • If only one condition remains, the delete icon will not be available as at least one condition is required

What trigger events can I select from?

Available trigger events include:

  • Exchange/contract date
  • Occupation Certificate issued
  • Draft Plan registered
  • Probate completed
  • Title Transfer completed

What happens when completion falls on weekends or public holidays?

Completion dates now automatically adjust for weekends and public holidays:

  • When a completion date falls on a non-business day, Curia calculates the next available business day
  • The platform considers both national and state-specific public holidays
  • Reports include both the original calculated date and the effective settlement date with explanation

How do I know what the final settlement description will look like?

The platform automatically generates a human-readable description based on your inputs. This appears in the final report with formats like:

  • Single fixed date: "Completion will occur on 12 November 2024"
  • Single offset: "Completion will occur 42 days after exchange of contracts"
  • Single offset with known date: "Completion will occur 42 days after exchange of contracts (26 February 2024)"
  • Multiple conditions:
Completion will occur on the later of:
a) 12 December 2024;
b) 60 days after exchange of contracts (15 March 2024)

Examples

Standard 42 days after exchange

  • Select "Time period after event" under "Based on"
  • Select "Exchange/contract date" as the trigger event
  • Enter "42" in the Period field
  • Select "Days" as the unit

The report will display:

Completion will occur 42 days after exchange of contracts

Later of 12 months after exchange or 14 days vendor notice

  • Select "Time period after event" under "Based on"
  • Select "Exchange/contract date" as the trigger event
  • Enter "12" in the Period field
  • Select "Months" as the unit
  • Click "Add another condition"
  • Select "Vendor notification" under "Based on" for the second condition
  • Enter "14" in the Days field
  • Select "Latest date among conditions" in the "Multiple conditions timing" dropdown

The report will display:

Completion will occur on the later of:
a) 12 months after exchange of contracts;
b) 14 days after vendor notification

30 days after Strata Plan registration notification

  • Select "Time period after event" under "Based on"
  • Select "Strata Plan registered" as the trigger event
  • Select "Vendor notification" in the "Counting starts from" dropdown
  • Enter "30" in the Period field
  • Select "Days" as the unit

The report will display:

Completion will occur 30 days after notification that the Strata Plan has been registered

Weekend adjustment example

When a calculated completion date falls on a weekend, the platform automatically adjusts to the next business day:

Completion is scheduled to occur on Monday 29 December 2025. Designated settlement date of Saturday 27 December 2025 was adjusted because completion cannot occur on weekends.

Public holiday adjustment example

When a calculated completion date falls on a public holiday, the platform automatically adjusts to the next business day:

Completion is scheduled to occur on Monday 29 December 2025. Designated settlement date of Friday 26 December 2025 was adjusted because completion cannot occur on a public holiday (Boxing Day).
