What is Preflight?
Preflight is an initial check that:
How do I access Preflight?
- Preflight is the first tab in the review process
- It is automatically generated for all uploaded documents
- Users can view the PDF document while reviewing Preflight results
- No additional actions are required to enable or access Preflight
What does Preflight check?
Preflight performs several checks across three main categories:
Match
- Vendor name
- Title reference
- Land address
Current
- Title search date
- Planning certificate date
Sections
- Front page
- Execution page
- Choices page
- Standard terms
- Special conditions
- Planning certificate
- Title search
- Strata by-laws (if applicable)
- Tenancy agreement (if applicable)
- Sewer service diagram
- Service location print
- Pool certificate (if applicable)
- Title Searches (expandable) - Each title search is validated independently
- Dealings (expandable) - Prescribed dealings from title searches
- Draft Dealings (unregistered contracts only) - Proposed dealings from Section 88B instruments
Note: Except for Title Searches and Dealings, section checks verify if ANY page of that section type is detected in the contract. For example, the Planning Certificate check passes if any planning certificate page is found - it does not validate individual planning certificates per title. Similarly for sewer diagrams and other document sections.
How do I interpret Preflight results?
- Green (Pass): The check was successful
- Yellow (Warning): Potential issue detected, requires manual verification
Not all checks will appear for every document. For example, "Strata By-Laws" are only checked for Strata Plan properties.
Preflight for Off the plan contracts
Preflight handles unregistered (off the plan) contracts differently from standard registered contracts:
Match section
For unregistered contracts, the Land address and Title reference checks are omitted from the Match section. These checks are not applicable for off the plan purchases where the property is not yet registered.
Title Searches
The Title Searches section validates parent lot searches instead of proposed lot searches. Each parent title search is checked independently to ensure the required title search documents are present in the contract.
Draft Dealings
A new Draft Dealings expandable section appears for unregistered contracts. This section shows all extracted dealings from Section 88B instruments, grouped by proposed lot. Expand the section to see details of each draft dealing detected in the contract.
Additional checks
Unregistered contracts include additional preflight checks:
- Disclosure statement: Checks if a disclosure statement is detected in the contract (pass/warning)
- Schedule of finishes: Checks if a schedule of finishes is detected in the contract (pass/warning)

How do I proceed after reviewing Preflight?
After reviewing the Preflight results, you have two options:
Start review
- Click "Start review"
- Confirm your choice in the popup
- You will be charged the full review fee. See billing stages for more information.
- The review will proceed to the next tab
Abandon review
- Click "Abandon review"
- Confirm your choice in the popup
- You will be charged a reduced fee compared to a full review. See billing stages for more information.
- The review will be closed and you will return to the Documents page
- The document status will change to "Closed"
- You can restart the review later if needed
What should I do if Preflight shows warnings?
- Warnings in Preflight should be manually verified
- If a document section is detected as missing, double-check its presence
- It's possible, although rare, that Curia Contract Review didn't detect or misclassified a document section
- These outcomes indicate that legally required documentation may be missing and would be required before contracts can be exchanged
