Using the Tenancy fields
Occupancy status
The Occupancy status field is located on the Particulars tab. It indicates whether the property is currently tenanted.
Two options are available:
- Vacant possession - the property is not subject to any tenancy agreements
- Subject to tenancies - one or more tenancy agreements are in place
When you select Subject to tenancies, the Tenancy tab becomes available for recording agreement details.
If you change the occupancy status back to Vacant possession, any recorded tenancy agreements are cleared.
How tenancy agreements are populated
During document processing, Curia identifies tenancy agreements in the contract and prepopulates the Tenancy tab with extracted details. Each detected agreement is added as a separate entry with its fields filled from the contract data.
You can review and edit the prepopulated data, add new agreements manually, or remove entries that are not required.
Adding tenancy agreements
The Tenancy tab appears when occupancy status is set to Subject to tenancies.
To add a tenancy agreement manually:
- Navigate to the Tenancy tab.
- Click Add to create a new tenancy agreement entry.
- Complete the fields for the agreement.
You can add multiple tenancy agreements for a single property by repeating these steps.
Tenancy agreement fields
Each tenancy agreement contains the following fields:
- Tenancy type - the type of tenancy, either residential or commercial
- End date - the date the tenancy agreement expires
- Rent amount and Rent period - the rental amount and its frequency (e.g. weekly, monthly)
- Security amount - the bond or security deposit held under the agreement
Removing tenancy agreements
To remove a tenancy agreement, click the delete button on the entry you want to remove.
Report output
Each tenancy agreement appears in its own sub-section of the report under Tenancy. A tenancy summary follows the individual agreement details.
Preflight
The preflight check lists each individual tenancy agreement that has been detected in the contract. This allows you to verify that all agreements have been identified before generating a report.
Recommendations
When the occupancy status is Subject to tenancies but no tenancy agreements have been recorded, a recommendation is triggered requesting copies of all current tenancy agreements.

Does Curia detect tenancy agreements automatically?
Yes. During document processing, Curia identifies tenancy agreements in the contract and prepopulates the Tenancy fields with extracted details.
Can I record multiple tenancy agreements for the same property?
Yes. Click Add on the Tenancy tab to add as many agreements as needed. Each agreement is recorded separately.
What happens if I change the occupancy status to Vacant possession?
Any tenancy agreements you have recorded are cleared. The Tenancy tab is hidden until you set the occupancy status back to Subject to tenancies.
Are tenancy details included in the client report?
Yes. Each tenancy agreement appears in its own sub-section under Tenancy in the report, followed by a tenancy summary.
