The document types Curia recognises in a contract and the information it reads from each, across NSW and VIC.
Curia reads the whole contract pack and works at two levels: it reads structured data from the document types it supports, and it records which other documents are present.
What Curia reads from each document
NSW NSW: details specific to New South Wales reviews
This section applies only to New South Wales reviews.
- Contract particulars - the vendor and purchaser names, the property address, the title details, etc.
- Title search - the registered proprietors, the lot and plan, the dealings and notations on the title, the search date, etc.
- Planning certificate - the zoning, the planning instruments that apply, any contamination, hazard or heritage findings, etc.
- Dealings and plans - each dealing’s number and type, the deposited or strata plan for each title, etc.
- Pool certificate - the compliance status, the inspection detail, etc.
- Special conditions - the changes the contract makes to the standard conditions, etc.
- Tenancy agreement - the tenancy type, the rent, the term, etc.
VIC VIC: details specific to Victoria reviews
This section applies only to Victoria reviews.
- Contract particulars - the vendor and purchaser names, the property address, the title details, etc.
- Section 32 Vendor Statement - the statutory disclosures it contains, including outgoings and charges, planning and zoning, building permits, owners corporation, services, etc.
- General and special conditions - the clauses they contain, the category each matches, etc.
- Register Search Statement - the registered proprietors, the Volume and Folio, the encumbrances and dealings on the title, etc.
- Dealings and plan of subdivision - each registered instrument, the easements and restrictions recorded on the plan, etc.
- Owners Corporation search report and certificate - the fees, insurance, financial position, any special levies or notices for each Owners Corporation, etc.
- Land Information Certificate - the council rates, any arrears, any special charge scheme, etc.
- SRO property clearance certificate - the outstanding land tax, other state property taxes, etc.
