Preflight - Document sections
How Preflight validates required document sections, including expandable per-item checks and conditional rows.
The Sections part of Preflight checks that the documents required for the contract are present. Each row corresponds to a document type or group of documents. Some rows always appear; others appear only when the contract data calls for them.
A row shows Pass when the document is present and Warning when it is missing. Some rows are expandable: click the row to see a per-title or per-document breakdown.

Standard section rows
The following sections are checked on every NSW review.

Conditional rows
These rows appear only when the contract data calls for them.
- Strata by-laws - when the property is on a strata plan
- Tenancy agreement - when a tenant is identified
- Pool certificate - when a pool is mentioned or detected
Expandable rows
Some rows expand to show a breakdown by title or document.
Planning Certificates. Each title needs a matching planning certificate. The summary line reads, for example, “3 of 3 planning certificates detected”.
Title Searches. Each title needs its own title search. Strata properties also need a common property search. The summary line reads, for example, “5 of 6 expected title searches detected”.
Plans/Title Diagrams. Each title needs its plan document (such as a deposited plan or strata plan). When the contract has multiple titles, results are grouped under each title.
Dealings. All dealings on the title search are listed. Prescribed dealings are checked against the contract; dealings that are not prescribed are labelled (Not prescribed) and do not affect the row’s Pass or Warning status. Each entry shows the dealing’s number, type, and where it was found.

Conditional rows
These rows appear only when the contract data calls for them.
- Tenancy agreement(s) - when the occupancy status is Subject to tenancies; each agreement is listed separately
- OC search report - when one or more Owners Corporations are linked to a title; one entry per OC
- OC certificate - one entry per Owners Corporation, identified by OC number and plan number
FAQ
What are prescribed dealings?
Prescribed dealings are registered instruments on the title (such as easements, covenants, or restrictions) that must be disclosed in the contract. Preflight checks that each prescribed dealing is referenced in the contract documents.
Why does the Sewer Service Diagram show a warning?
A sewer service diagram is not required in every area. If it is not required for the property, the warning can be ignored.
