Preflight - Document sections

How Preflight validates required document sections including expandable checks for title searches, planning certificates, and dealings.

Standard section checks

The Sections category verifies that required document sections are present in your contract. Most section checks simply verify that at least one page of that section type is detected.

Standard sections checked include:

  • Front page
  • Execution page
  • Choices page
  • Standard terms
  • Special conditions
  • Sewer service diagram
  • Service location print

Conditional sections (only checked when applicable):

  • Strata by-laws - checked for strata plan properties
  • Tenancy agreement - checked when a tenant is identified
  • Pool certificate - checked when a pool is mentioned or detected

Expandable sections

Some section checks provide detailed, per-item validation. Click the expand arrow to see individual results.

Planning Certificates

Each title requires a matching planning certificate. The expandable view shows:

  • A summary line (e.g., "3 of 3 planning certificates detected")
  • Individual results for each title
  • For deposited plans, the lot, section, and plan must all match. For strata plans, one certificate covers all lots within the same plan.

Pass - all required planning certificates are present

Warning - one or more planning certificates are missing or do not match

Title Searches

Each title in your contract requires specific title search documents. The expandable view shows:

  • A summary line (e.g., "5 of 6 expected title searches detected")
  • Individual results grouped by title reference
  • For each title: lot search status and common property search status (for strata properties)

Pass - all required title searches are present

Warning - one or more required title searches are missing


Plans/Title Diagrams

Each title requires its plan document (such as a deposited plan or strata plan) to be present in the contract. The expandable view shows:

  • A summary line (e.g., "2 of 2 expected plans detected")
  • Individual results for each plan, identified by plan number (e.g., DP123456)
  • For contracts with multiple titles, results are grouped under title headers

Pass - all required plans are present

Warning - one or more plans are missing

Dealings

All dealings from the title search are displayed, with prescribed dealings validated against the contract. The expandable view shows:

  • A summary line (e.g., "4 of 5 prescribed dealings identified in contract")
  • Individual dealings grouped by title search reference, each with an index number matching its position in the title search
  • Each dealing shows its number, type, and where it was found in the contract
  • Non-prescribed dealings are labelled "(Not prescribed)" to distinguish them from required items

Pass - all prescribed dealings are identified in the contract

Warning - one or more prescribed dealings could not be found

Non-prescribed dealings that are not found are shown with a gray indicator and do not affect the pass or warning status.

FAQ

What are prescribed dealings?

Prescribed dealings are registered instruments on the title (such as easements, covenants, or restrictions) that legally must be disclosed in the contract. Preflight checks that each prescribed dealing is referenced somewhere in the contract documents. Non-prescribed dealings are also shown for completeness but do not affect the validation result.

Why does the Sewer Service Diagram show a warning?

Not all jurisdictions require a sewer service diagram. If your jurisdiction does not require one, it is safe to ignore this warning.
