Understanding Preflight

Preflight is an automated assessment of uploaded documents that checks consistency, currency, and completeness before starting a full review.

What is Preflight

Preflight is an initial check that runs automatically when you upload a document. It:

  • Performs checks on vendor name, title reference, land address, document dates, and presence of key sections
  • Displays results using a traffic light system:
  • Green: Pass
  • Yellow: Warning
  • Helps you make an informed decision about proceeding with the review

How to access Preflight

  • Preflight is the first tab in the review process
  • It generates automatically for all uploaded documents
  • You can view the PDF document while reviewing Preflight results
  • No additional actions are required to enable or access Preflight

What does Preflight check

Preflight performs checks across three categories:

Match

Verifies consistency between the contract and title search data:

  • Vendor name
  • Title reference
  • Land address

Current

Validates that documents are recent:

  • Title search date
  • Planning certificate date
  • Contract version

Sections

Verifies required document sections are present:

  • Front page
  • Execution page
  • Choices page
  • Standard terms
  • Special conditions
  • Sewer service diagram
  • Service location print

Some sections include expandable detail with per-item validation:

  • Title Searches — each title validated independently
  • Planning Certificates — matched per title or parent lot
  • Dealings — prescribed dealings from title searches

Note: Section checks verify if ANY page of that section type is detected. For example, the Planning Certificate check passes if any planning certificate page is found.

Interpreting results

  • Green (Pass) — the check was successful
  • Yellow (Warning) — potential issue detected, requires manual verification

Not all checks appear for every document. For example, Strata By-Laws are only checked for Strata Plan properties.

Proceeding after Preflight

After reviewing results, you have two options:

Start review

  • Click Start review
  • Confirm your choice in the popup
  • You will be charged the full review fee
  • The review proceeds to the next tab

Abandon review

  • Click Abandon review
  • Confirm your choice in the popup
  • You will be charged a reduced fee compared to a full review
  • The review closes and you return to the Documents page
  • The document status changes to "Closed"
  • You can restart the review later if needed

Handling warnings

  • Warnings should be manually verified
  • If a document section is detected as missing, double-check its presence
  • It's possible, although rare, that Curia didn't detect or misclassified a document section
  • Warnings may indicate that legally required documentation is missing



Off the plan contracts

Preflight handles unregistered (off the plan) contracts differently. See Preflight - Off the plan contracts for details on:

  • Omitted match checks (Land address, Title reference)

  • Additional checks (Disclosure statement, Schedule of finishes)

Is Preflight optional

No. Preflight runs automatically on all documents uploaded to Curia Contract Review. While Preflight cannot be disabled, you can choose to:

  • Start the review after viewing results
  • Abandon the review if results indicate significant issues

Continuing an abandoned review

Yes, an abandoned review can be restarted at any time:

  • Open the document from the Documents page.
  • Click Start review on the Preflight tab.

The Preflight results will still be available for review before deciding to proceed.

Why is Preflight data marked as outdated

Preflight data is only marked as outdated after clicking Start review and moving beyond the Preflight tab. A review still in the Preflight stage is never marked as outdated.

The Preflight component indicates data currency in two ways:

  • Fresh data — displayed in colour (during Preflight stage)
  • Potentially outdated data — displayed in grey with a warning message (after starting review)

Once marked as outdated, Preflight data:

  • Cannot be reset
  • Will remain in an outdated state
  • May still be relevant and correct, but is not guaranteed to reflect manual changes made during the review

Data refresh

Preflight outcomes are generated once when the document is initially processed. The data is not updated after this point and cannot be reset once marked as outdated.

What happens during Preflight?

Preflight runs automated checks on the uploaded document, including page detection, section identification, and initial data matching against title searches.

Can I skip Preflight?

Preflight runs automatically when processing completes. You can proceed to the full review at any time by clicking Start review.

What if Preflight detects issues?

Preflight warnings appear on the document before you start the review. Address any issues or proceed if the warnings are not applicable to your matter.

Can I continue an abandoned review?

Yes. Open the document from the Documents page and click Start review on the Preflight tab. Your previous Preflight results will still be available.

Why can't I reset Preflight data?

Preflight is generated once during initial document processing. After starting a review, the data is marked as outdated and cannot be refreshed because changes made during the review may affect the original checks.
