Standard purchaser questions in the request library

Common conditional purchase and pre-settlement questions are ready to add from the request library.

New

  • Six standard purchaser questions are available in the request library, so you can add common requests without drafting them. NSW reviews offer conditional on building and pest inspection, conditional on finance approval, conditional on sale of the purchaser’s property, conditional on a strata report, an extended cooling-off period of 10 business days, and access before settlement. VIC reviews offer the same set without the strata report and cooling-off questions. Each one arrives with vendor text and an explanation you can edit for the matter. Learn more

Fixed

  • VIC special conditions stating that land tax and windfall gains tax will not be adjusted at settlement no longer raise a request to delete the clause. These clauses restate the statutory position and are in the purchaser’s favour, so they are now grouped under adjustments methodology. A clause that shifts windfall gains tax liability to the purchaser still raises the deletion request.

See what's outstanding at a glance

Review tabs now count what is still outstanding, and tenancy agreements are matched to the lot being purchased.

New

  • Each review tab shows how many items are still outstanding on it, so you can see what is left without opening Finalise. The count covers required fields with no value, entries that fail validation, and Ria Findings you haven’t actioned. A tab bar with no numbers means the review is ready to finalise. Learn more
  • Tenancy agreements are matched to the lot being purchased, so leases over other lots at the same address stay out of the list. Leases Curia can’t match, including duplicate copies and leases superseded by a renewal, are listed for you to add or dismiss. Learn more

  • VIC contract particulars fields link to the page the value appears on, rather than to the first page of the particulars.

Every downloaded report is saved as a version

Downloading a report now saves it as a version you can revisit and re-download, on a Finalise tab rebuilt around three clear steps.

New

  • Every report you download is saved as a version, so your firm holds a record of exactly what was delivered to each client. Versions appear on the Finalise tab with the date and the person who downloaded them, and can be read or downloaded again at any time. Learn more
  • Reopening a completed review now warns you that Curia and your account settings may have changed since the last version, so you can check the review data before downloading again.
  • Review actions are now available from the review itself. Assign to a user, link or change the matter, download the original contract, and reset the review data from the menu in the review header, without returning to the Reviews page. Learn more

Improved

  • The Finalise tab now guides you through three steps: add your requests, edit the report draft, then download. Accounts using Legacy templates have two, with no draft to edit. Learn more
  • Reports now download as a Word document in a single action. Reports are no longer offered as a PDF.
  • A completed review keeps all its tabs. Opening one offers to reopen the review rather than hiding the finalised data from you.
  • Resetting the review data on a completed review now reopens it, so you can work on it straight away. Versions you have already downloaded are kept.
  • Adding a request now offers a Cancel button at every step, so you can always close it.

Fixed

  • Clause references now read consistently across special condition headings, location badges and amendments, without a repeated “Clause” label.
  • Dealings and restrictions with several numbered items now render each item on its own line instead of running together in one paragraph.
  • The Area tab no longer shows a total when only one area field is visible.
  • The delete icon in the titles list now matches the controls beside it, so it is clear it can be used.

Fixed

  • Highlights applied in the report editor can now be removed with Word’s highlighter tool after download, and match the colour shown on screen.

More reliable Word reports and a clearer VIC surcharge

Word reports get a reliable clickable table of contents and an optional first-page footer, plus a clearer VIC foreign purchaser surcharge.

  • You can now hide the footer on the first page of Word downloads, so a full-page cover image is not interrupted by page numbers, the date, or your logo. Learn more

  • The table of contents in downloaded Word reports is now clickable and lists sub-sections indented under their sections.
  • By default the table of contents no longer shows every page number as 1, and you can switch page numbers back on from the Branding Word Downloads tab when you need them. Learn more

Fixed

  • In VIC, the foreign purchaser surcharge is now shown as 8% throughout the report, correcting some places that previously mentioned 9%.
  • In the template editor, the edit and delete buttons on a section or group no longer expand or collapse it when clicked.

Smokeball sync fixes and VIC off-the-plan reports

Joint purchasers now sync from Smokeball, matters are named after your client, and VIC reports drop items that do not apply off the plan.

Improved

  • Matters are now named after your client only, so a purchase matter shows the purchaser’s name rather than the vendor’s.
  • VIC reports no longer show council rates or water rates on off-the-plan contracts, where the lot is not yet separately rated.
  • VIC owners corporation certificates no longer show an unpaid fees item when the amount is $0.

Fixed

  • Joint purchasers held in a single group contact now come across when you sync a Smokeball matter, so every party on the matter is captured.

VIC reports now estimate the land title fee separately from transfer duty, with clearer report content and amendments that match the report.

VIC reviews flag owner-builder defect reports, rename building cover to Home Warranty Insurance, and correct several Victorian fields and report templates.
