Fuller Victorian Section 32 reviews and reports
Capture more Section 32 disclosures in VIC reviews and reports, and build multi-document uploads one file at a time.

- VIC reviews now capture a Material facts summary from the vendor statement, such as a death on the property or a sensitive adjoining land use, and show it in the report when disclosed. Learn more
- VIC title reviews now identify restricted lots, name each title by its lot type, and warn when a restricted lot has no unrestricted lot in the contract. Learn more
- VIC preflight now checks whether a building information certificate is included. Learn more
- VIC reports now explain when Commercial and Industrial Property Tax first becomes payable on scheme land, charged at 1% of the site value. Learn more
- VIC reports now cover further Section 32 disclosures, including compulsory acquisition, road access, Growth Areas Infrastructure Contribution, restriction non-compliance, building permits, owner-builder work, terms contracts, and property at risk before settlement.

- On VIC contracts, recognised standard-form general conditions are now kept out of the review, while custom general conditions and special conditions still appear, so reviews aren’t cluttered with boilerplate.

- VIC reports now use clearer cooling-off wording, show transfer duty as payable at settlement, and break across pages more cleanly.
- VIC water charges now record how often they’re billed, including every four months, and report an annualised figure so they compare to council rates on the same basis.
- On phones, the document list shows each file’s name and pairs its state with the date for easier scanning.

VIC plan restrictions are now summarised against the lots they affect, with quicker clause navigation and Finalise editing.

- On VIC contracts, plan-created restrictions such as building envelopes or single-dwelling limits are now detected, summarised, and shown against the lots they affect.
Improved
- Clause relationship badges now jump to the matching page in the contract when you click them.
- The Finalise editor and its table of contents scroll independently, so the outline stays in view while you edit.
- Title search dealings now show where each one came from.
- VIC reports now include quarterly water charges.
- VIC plan and dealing sections in the document map now show their plan and dealing numbers, matching the NSW view.
- The Curia Terms and Conditions now cover Victoria, so you’ll be asked to accept the updated version.
