Managing titles (VIC)
How Curia represents the titles on a VIC contract, the fields on each title, restricted lots, and the registered or unregistered switch.
Curia creates a separate Title entry for each title reference on the contract front page, so a contract covering a unit and a car space ends up with one Title entry per reference, each with its own title searches. The Title tab also carries the contract’s land address, a vacant-land question, and the Title registration switch.
What each title holds
Each title carries:
- Title Reference (Volume/Folio) - the volume/folio that identifies the property.
- Lot/Section/Plan - the lot, section and plan numbers.
- Nickname - optional, shown next to the title in the tab and used in the report.
- Restricted lot - whether dealings with the lot are restricted (see below).

Registered and unregistered contracts
The Title registration setting is contract-wide, set to Registered or Unregistered.
On an unregistered (off the plan) contract, each title carries a Proposed lot and a Parent Title Reference (Volume/Folio) instead of a registered title reference. See Using Curia for off the plan contracts.
Restricted lots
A restricted lot generally can’t be dealt with separately from its accessory lot, such as a car park or storage lot. Curia sets each title’s Restricted lot field to Yes or No.
When a title is a restricted lot and every other lot in the contract is also restricted, Curia shows a Restricted lot only warning on that title. It flags that an accessory lot, such as a car park or storage lot, may be missing from the sale.

Curia also adds the Restricted lot only (no unrestricted lot) recommendation to the title. The wording comes from your Library, where you can edit it. See Managing recommendations.
Manually adding a title
On the Title tab, click Add new title. Enter the Volume/Folio reference and the lot and plan, and optionally add a nickname.
Removing a title
When the contract has more than one title, click the trash icon next to the title and confirm in the dialog. Removing a title permanently deletes its title searches and their data.
Mismatch warnings
Two warnings can appear on the Title tab:
- Title reference mismatch - on a registered title, when its Volume/Folio doesn’t match the Register Search Statement. The warning offers to jump to the title search.
FAQ
Why is a title marked as a restricted lot?
The lot’s Register Search Statement indicated that the lot was restricted so the value as set to Yes.
Why am I seeing the Restricted lot only warning?
Every lot in the contract is a restricted lot, with no unrestricted lot among them. Confirm whether an accessory lot, such as a car park or storage lot, should be part of the sale.
What happens when I remove a title?
The title and all its title searches and their data are deleted permanently.
