Preflight - Off the plan contracts
Overview
Preflight handles unregistered (off the plan) contracts differently from standard registered contracts. Some checks are omitted, others are modified, and additional checks are included.
Omitted checks
The following Match checks are omitted for off the plan contracts because the property is not yet registered:
- Land address
- Title reference
These values are not finalised until the plan is registered, so validation is not possible.
Modified checks
Title Searches
For off the plan contracts, the Title Searches section validates parent lot searches instead of proposed lot searches. The expandable view shows:
- Results grouped under each proposed lot
- Parent lot search status for each proposed lot
- Parent common property search status (for strata parent lots)
Each proposed lot must have its parent lot title search present in the contract.
Planning Certificates
Planning certificates are matched against parent lot references rather than proposed lot references. The expandable view shows:
- Individual results for each parent lot
- Multiple proposed lots from the same parent only require one planning certificate
Additional checks
Off the plan contracts include extra section checks:
- Disclosure statement - verifies a disclosure statement is present
- Schedule of finishes - verifies a schedule of finishes is present
Draft Dealings
A Draft Dealings section appears for off the plan contracts. This shows dealings extracted from Section 88B instruments (proposed easements, covenants, and restrictions that will be registered with the new plan).
The expandable view shows:
- A summary line (e.g., "3 draft dealings identified in contract")
- Individual draft dealings detected
- For strata contracts: strata by-laws status under a Common property section
Pass - draft dealings are identified in the contract
Warning - no draft dealings found (or strata by-laws missing for strata contracts)
FAQ
Why are Land address and Title reference checks missing?
For off the plan purchases, the final lot details are not determined until the plan is registered. These checks cannot be performed until registration is complete.
Why does my off the plan contract show parent lot references?
Until the new plan is registered, the property only exists as part of the parent lot. Preflight validates that the parent lot documentation is present in the contract.
