Preflight - Off the plan contracts

How Preflight handles off the plan contracts, where the lot, plan, and address are not yet finalised.

Match

Two Match rows do not appear on off the plan files:

  • Land address
  • Title reference

These values are not yet finalised when the contract is exchanged. Curia checks the parent lot documents instead, in the Sections rows below.

VIC VIC: details specific to Victoria reviews
This section applies only to Victoria reviews.

The Match rows all appear on off the plan files. Where the contract has no registered Volume/Folio yet, or the title searches have no extractable owners, the affected rows show Warning with the description “Could not be compared - missing data”.

Parent lot title searches and planning certificates

On off the plan files, the Title Searches row checks for the parent lot title search rather than the proposed lot. The expandable view groups results under each proposed lot and shows the parent lot search status. Strata parent lots also show a common property search.

Planning Certificates work the same way. Curia matches them against the parent lot. Multiple proposed lots that share a parent need only one planning certificate.

Two rows appear in the Sections list only on off the plan files:

  • Disclosure statement
  • Schedule of finishes

Draft Dealings

A Draft Dealings section appears for off the plan files. It lists the dealings drawn from the Section 88B instrument.

The expandable view shows each draft dealing individually, with a summary line at the top (for example, “3 draft dealings identified in contract”). For strata contracts, the strata by-laws status appears under a Common property heading.

  • Pass - draft dealings are identified in the contract
  • Warning - no draft dealings found, or strata by-laws missing for a strata contract

VIC VIC: details specific to Victoria reviews
This section applies only to Victoria reviews.

The Sections rows run unchanged on off the plan files. Where the contract carries proposed-lot rather than registered-lot data, sub-rows that depend on registered data (such as a per-title Title Search row for an unregistered title) show Warning until that data is available.

Why are the Land address and Title reference rows missing?

The lot and address are not finalised until the plan is registered, so there is nothing to check them against. Curia checks the parent lot documents instead.

Why does my off the plan contract show parent lot references?

Until the plan is registered, the property exists only as part of the parent lot. Preflight checks the parent lot documentation against the contract.

Why do some Match rows show Warning on my off the plan contract?

Match compares the contract particulars to the registered title searches. On an off the plan contract, the proposed title may not have a Volume/Folio yet, or the title searches may not yet list owners. The affected rows show Warning with “Could not be compared - missing data” until that data is available.
